What do I need to be aware of when buying home insurance?
If you have something about your property or circumstances that makes buying home insurance complicated you will often come up against a brick wall or the computer says no brigade.
A lot of standard home insurance policies are bedroom rated and will give you a blanket building sum insured of £500,000, £1m or even unlimited cover. The same for contents with policies giving you £50,000, £100,000 or unlimited cover again. When you don’t fit the box you will have to come up with some more accurate, bespoke sums insured to fit your needs.
If you don’t know your building rebuild value then you can use the ABI rebuild cost guidance for free at https://abi.bcis.co.uk/. Remember that insurance policies work on the rebuild or reinstatement cost, not the market value.
If you live in a property that is of non-standard construction or listed then information is key. The more detail you can supply then the better options we can gather for you.
If you have something in your home which is proving difficult to insure on a standard policy such as a collection of memorabilia, whiskey, art or jewellery then full descriptions, recent valuations and serial numbers will be required.
Do you operate a business from home and have customers visiting or hold stock at home? Insurers must be advised of this fact or you can risk not having a claim paid due to non-disclosure.
Check the terms, conditions and specific endorsements. Keep an eye on the security requirements, excesses you have agreed to and inner limits for valuables or contents in outbuildings.
